Hotels wanted in booming SEQ hotspot to host Olympics

Moreton Bay in southeast Queensland is emerging as a hotspot for hotel investment opportunities, having seen twice as many annual visitors as Noosa in 2021.

As one of the hosts of the Brisbane 2032 Olympic and Paralympic Games and home to Australia’s newest NRL team, the Dolphins, the area has become a national destination for sports, tourism and events and now a top hotel location.

Moreton Bay Mayor Peter Flannery said in a market that welcomed 4.3 million visitors in 2021 and generated 2.4 million visitor nights, Moreton Bay was significantly undersupplied to meet the needs of a growing and flourishing economy.

With a current limited supply of full-service hotel accommodations, Moreton Bay needs eight hotels and 1,395 rooms over the next decade as the area prepares to host Olympic events.

Flannery said he wanted to be “games ready”, with the aim of attracting internationally branded hotels to the area well before 2032.

Hotel investment opportunities range from business and leisure opportunities throughout the region to ocean views, Olympic venues, innovation districts and planned marinas.

Up to 180 rooms are needed in North Lakes to accommodate expanding commercial, retail and healthcare districts, 475 rooms in Redcliffe to support recreation, sports, conferences and events, and up to to 200 rooms at Petrie’s The Mill in Moreton Bay, connected to the Olympics.

Flannery said the council continues to drive the region’s tourism industry, recently adopting a tourism incentive policy focused on accommodations and hotel experiences.

“This policy helps investors and developers pay for infrastructure costs,” he said.

“The new policy specifically supports targeted new hotels, tourist parks, resorts, short-term accommodation, nature-based or major sports, recreation and entertainment facilities in Moreton Bay.”

With an existing reputation as the engine room of southeast Queensland and an economic target of $40 billion, Moreton Bay is Australia’s third largest LGA and fifth fastest growing region, located just 20 minutes from Brisbane domestic and international airports.

The area is also home to 30,000 businesses and many of the largest commercial estates in South East Queensland.
